The Old Fund
Usually pre-revolutionary buildings are called the Old Fund. Basically, these buildings are monuments of architecture and are located in the historical center of Odessa. They often need major repairs, some of them are already restored, and a part does not require repairs due to the high quality of construction. There are, however, very unremarkable structures that belong to the category of “rundown”. Such buildings can be seen in Moldavanka, Slobodka and Peresyp’. The number of floors is small, the ceilings are low, the rooms are small and usually walk-through. Also it is necessary to pay attention to the heating: earlier in such houses stoves were used. The bathroom is usually non-standard – attached or remodeled, for example, from the storeroom. This is due to the fact that 100 years ago quite often the amenities were located on the street, in a separate construction.
And yet, when we talk about the old fund of Odessa, we imagine beautiful, rich houses, in which once the landlords, merchants, statesmen lived. These architectural structures were built at the beginning of our city history and create its unique appearance.
High ceilings, spacious rooms, thick walls, incredible architectural decorations and refinements make these houses unique and attractive. Such a house, as a rule, is named after the first owner or author of the project. This way Pavlovsky houses, the house of Papudov, the house of Faltz-Feyn, the house of Vernette and many others appeared. Basically, these are lucrative houses — apartment houses built for renting out the apartments. In Soviet times, apartments in these houses were often converted into multifamily flats to accommodate a larger number of residents. Today in many of them the restoration of the original architectural project is being carried out.
It is impossible to describe in general outline all the splendor of the buildings in the old foundation, because each house was a kind of “special project”, built on order for specific needs.
In the late nineteenth and early twentieth century, according to the testament of the Odessa patron Pavel Zacharovich Yamchitsky, opposite the Kulikovo field, a residential complex (Pavlovsky houses of cheap apartments) was built. Buildings built by several famous architects (among them F.V. Gonsiorovsky and N.K. Tolvinsky) are a single architectural ensemble. The complex of Pavlovsky houses is of value not only from the historical point of view, but also is a kind of reminder of the patronage traditions initiated by Odessa residents of past centuries.
The Papudov’s house was originally built as a granary. From the side of the Cathedral Square was a four-story mansion of the owners — grain merchants Papudovs. At the beginning of the 20th century, the actress Vera Kholodnaya lived here. Now on the site of the apartment where she lived, there is a monument opened in her honor in 2003.
The house was very damaged during the war, the work on its reconstruction was completed only by 1980. When the building was rebuilt, a unique project was used: thin reinforced concrete ceilings and partitions from reeds.
The Faltz-Fein Mansion or the famous “House with the Atlanteans” is one of the most beautiful buildings in Odessa. It was built by LL. Vlodek in 1899 in present Gogol Street and is a complex of two buildings. The sculpture of T.L. Fishel, depicting the two Atlanteans holding the globe, made this house truly beautiful and inimitable. Today, the Faltz-Fein mansion is a kind of visiting card of the city, without losing its beauty and grandeur.
Profitable house E.S. Vernetta was built in 1912 in a quiet and prestigious area of Otrada. It belongs to the works of late modernism in Odessa and, undoubtedly, is one of the most memorized residential buildings of that time. The owner himself conceived it for wealthy tenants, given the location of the house and the furnishing of the apartments.
The building attracts attention with a large number of windows of different shapes. The courtyard of the house has impressive and size is at some distance from the street. Most likely they planned to build a small garden. Now the yard is asphalted, there are garages and household outbuildings.
